Flat Roof vs. Pitched Roof: What NYC Owners Should Know

Most Brooklyn and Queens rowhouses were built with flat or low-slope roofs, while a lot of the pitched shingle roofs you'll see are on detached homes in eastern Queens, Staten Island, and New Jersey. The two types fail differently, get maintained differently, and get replaced on different timelines — worth knowing before you call anyone for an estimate.

Flat roofs: built for density, sensitive to water pooling

Flat roofs (usually EPDM rubber, TPO, or modified bitumen on NYC rowhouses) make sense on attached buildings where a pitched roof would create runoff and drainage conflicts with the neighboring property. Their main weak point is ponding water — if the roof doesn't have enough slope built in, water sits instead of draining, and standing water is what eventually finds a seam or a flashing edge to get through.

Typical lifespan: 15–25 years depending on material. Watch for: bubbling or blistering membrane, ponding that doesn't drain within 48 hours after rain, and cracked flashing where the roof meets a parapet wall or chimney.

Pitched roofs: shed water naturally, fail at the edges

Asphalt shingle roofs shed water by gravity, so they're more forgiving of minor damage in the field of the roof. Where they actually fail is at the transitions — valleys, chimney flashing, and where wind has lifted shingle edges over time.

Typical lifespan: 20–30 years. Watch for: granule loss (check your gutters for grit buildup), curling shingle edges, and any missing shingles after a storm.

What matters regardless of roof type

Whatever roof you have, the two things that shorten its life fastest are ignored small leaks (water damage compounds — a slow leak for two years does more damage than people expect) and skipped flashing maintenance, since flashing fails years before the main roofing material usually does.
